GAF Roof Warranty Options — What Your Clemmons Roof Is Actually Covered For

Your roof is one of the biggest investments you will make as a homeowner. The shingles, the labor, the week of disruption to your household — it all costs real money. So you deserve to know exactly what happens if something goes wrong five, ten, or even thirty years down the road.

That is where your GAF warranty comes in. And here is the thing most homeowners in Clemmons and Winston-Salem do not realize: the warranty you receive depends entirely on who installs your roof.

If you hire a handyman or uncertified contractor, your GAF shingles come with the basic manufacturer warranty. It covers defective shingles and nothing else.

But when Roofing Brothers Inc. — a GAF Certified Contractor — installs your roof using the complete GAF Lifetime Roofing System, you are eligible for the System Plus Limited Warranty. This is an enhanced warranty that most roofers in the Triad cannot offer you because they have not earned the certification.

Below, we break down exactly what each GAF warranty tier covers so you can make an informed decision before your next roof replacement.

GAF Warranty Tiers Explained

GAF offers three main warranty levels for residential roofing. Each tier builds on the last, adding more coverage and longer protection periods. Here is what they include and — just as important — what they do not.

1. GAF Shingle & Accessory Limited Warranty (Base Coverage)

This is the standard warranty that comes with every GAF shingle purchase, regardless of who installs it. No certification required. No registration required.

What it covers:

  • Manufacturing defects in GAF shingles for the Lifetime of the original homeowner
  • Manufacturing defects in GAF accessories for 40 years
  • 10-year Smart Choice Protection Period where coverage is 100% non-prorated
  • Wind coverage up to 130 mph (with special 6-nail installation)

What it does not cover:

  • Installation labor costs
  • Non-GAF products on your roof (underlayment, flashing, vents from other brands)
  • Workmanship errors by your contractor
  • The full roofing system — only the individual shingles and accessories

The bottom line: If your contractor is not certified by GAF, this is the only warranty you can get. After the first 10 years, your coverage begins to depreciate. If a shingle fails in year 15, GAF’s reimbursement will be reduced to reflect the years of use you already received.

2. GAF Roofing System Limited Warranty (System Coverage)

This warranty kicks in when you install GAF Lifetime Shingles plus at least 3 qualifying GAF accessories — things like starter strips, ridge cap shingles, roof deck protection, and attic ventilation. Again, no contractor certification is required for this tier.

What it covers:

  • Everything in the base warranty, plus…
  • Lifetime coverage on both shingles AND qualifying accessories
  • 10-year non-prorated Smart Choice Protection Period
  • Covers the entire GAF roofing system (not just individual products)

What it still does not cover:

  • Installation labor
  • Workmanship errors
  • Non-GAF materials

The bottom line: This is a meaningful upgrade over the base warranty because it treats your roof as a system rather than a collection of individual parts. But you still have no protection if your installer makes a mistake.

3. System Plus Limited Warranty (Enhanced Coverage — Requires GAF Certified Contractor)

This is the warranty tier that Roofing Brothers can offer you. It is an enhanced warranty that is only available when a GAF Certified, Certified Plus, or Master Elite contractor installs your roof. It cannot be purchased separately or added after the fact.

What it covers:

  • Everything in the System Coverage warranty, plus…
  • 50-year non-prorated Smart Choice Protection Period — this is the big one. Your materials and labor reimbursement stays at 100% for fifty years, not just ten
  • Lifetime manufacturing defect coverage on shingles and accessories
  • Full roofing system coverage (all qualifying GAF products)
  • Cost of installation labor is included in the coverage
  • 25-year StainGuard Plus Algae Protection with a 15-year non-prorated period (vs. 10 years without a certified installer)
  • WindProven Limited Wind Warranty with no maximum wind speed limitation when LayerLock-labeled shingles (like Timberline HDZ) are installed with the required GAF accessories
  • Free warranty transfer to the next homeowner if you sell your home

What it does not cover:

  • Workmanship errors (this coverage is available through the Silver Pledge and Golden Pledge warranties, which require a GAF Master Elite contractor)
  • Non-GAF products
  • Interior damage to your home
  • Normal wear and aging

The bottom line: The System Plus warranty is the strongest warranty available through a GAF Certified Contractor. The 50-year non-prorated period means that if your roof has a covered manufacturing defect 40 years from now, GAF still reimburses you at 100% — including labor. That is decades of real, dollar-for-dollar protection that you simply cannot get from an uncertified roofer.

Why Your Installer Determines Your Warranty

We hear this question constantly from homeowners in Clemmons and Winston-Salem: “Don’t all GAF shingles come with the same warranty?”

The short answer is no. The shingles are identical on every pallet. But the warranty you receive is determined by the contractor certification level of the company that installs them.

Think of it this way. The shingle is the product. The warranty is the promise. And GAF only extends their strongest promise when the installation is done by a contractor they have vetted, trained, and certified.

As a GAF Certified Contractor, Roofing Brothers has met GAF’s standards for:

  • Proper licensing and insurance in North Carolina
  • Ongoing training on GAF installation techniques
  • A proven track record of quality workmanship
  • Use of a minimum amount of GAF products on every job

This is not a title we paid for. It is a status we earned and maintain through every roof we install. And it is the reason we can register your System Plus Limited Warranty directly with GAF within 45 days of your installation — so your coverage begins immediately.

What “Lifetime” Actually Means in a GAF Warranty

GAF uses the word “Lifetime” throughout their warranties, and it is worth understanding what it means in practice.

For single-family homeowners: “Lifetime” means as long as you — the original individual owner — own the home where the GAF products were installed. If you are the second owner and the warranty was properly transferred within the first 20 years, you are also covered.

For all other structures — including buildings owned by corporations, HOAs, churches, apartment complexes, or multi-use properties — the warranty term is capped at 40 years with a 20-year non-prorated period.

This distinction matters if you are a landlord or own rental property. Your coverage is still excellent, but it is not unlimited.

WindProven — No Maximum Wind Speed Limitation

One of the most valuable features of the GAF Timberline HDZ shingle system is eligibility for the WindProven Limited Wind Warranty.

When your Timberline HDZ shingles are installed with LayerLock technology using 4 nails per shingle, plus at least 4 qualifying GAF accessories (starter strips at eaves and rakes, ridge cap shingles, roof deck protection, and either attic ventilation or leak barrier), your shingles are covered against wind damage with no maximum wind speed limitation.

That is not 110 mph. Not 130 mph. No limit.

For homeowners in the NC Triad who deal with sudden summer thunderstorms and the occasional severe weather event, this is meaningful protection. And it is only available through a certified installation like ours.

How to File a GAF Warranty Claim

If you ever experience an issue with your GAF roofing products, here is how the claim process works:

Step 1: Notify GAF within 30 days of discovering the problem. Do not attempt to repair or replace the roof yourself before GAF evaluates your claim — doing so may result in your claim being denied.

Step 2: Contact GAF directly:

  • Phone: 1-800-458-1860
  • Online: gaf.com/contact
  • Mail: GAF, Warranty Claims Department, 1 Campus Drive, Parsippany, NJ 07054

Step 3: GAF will evaluate your claim and may request product samples or photographs.

Step 4: If the claim is approved, GAF will reimburse you for the reasonable cost of replacement GAF products and, under the System Plus warranty, the cost of installation labor.

Important note: Notifying your roofing contractor is not the same as notifying GAF. You must contact GAF directly. However, if you are a Roofing Brothers customer and need help navigating a claim, call us at (336) 701-0075 and we will walk you through it.

Transferring Your GAF Warranty

Planning to sell your Clemmons home? Your GAF warranty can be transferred to the new homeowner at no additional cost.

Simply email ccp@gaf.com with your name, address, and the date the new owner purchased the property. The transfer must occur within the first 20 years to maintain full coverage eligibility for the second owner.

This is a genuine selling point when listing your home. A transferable 50-year warranty with non-prorated protection makes your roof a documented asset — not just a line item on an inspection report.

Frequently Asked Questions About GAF Warranties

What warranty does Roofing Brothers offer? As a GAF Certified Contractor, we can offer the System Plus Limited Warranty. This provides a 50-year non-prorated Smart Choice Protection Period, Lifetime manufacturing defect coverage, and labor cost reimbursement. Your warranty is registered directly with GAF within 45 days of installation.

Is the System Plus warranty the best GAF warranty available? It is the best warranty available through a GAF Certified Contractor. GAF also offers the Silver Pledge and Golden Pledge warranties, which add workmanship coverage — but those require a GAF Master Elite Contractor designation. The System Plus warranty already provides exceptional protection, including 50 years of non-prorated coverage.

What is the difference between “non-prorated” and “prorated” coverage? During the non-prorated period, GAF reimburses you at 100% of the reasonable cost of replacement products and labor. After the non-prorated period ends, the reimbursement is reduced based on how long the products have been on your roof. With the System Plus warranty, that non-prorated period lasts 50 years — meaning you get full-dollar coverage for half a century.

Do I need to do anything to activate my warranty? No. Your contractor (that is us) registers the warranty with GAF within 45 days of installation. If you have not received your warranty documentation within 60 days, contact GAF at 1-877-423-7663.

Does the warranty cover storm damage? The WindProven Limited Wind Warranty covers wind damage with no maximum wind speed limitation when qualifying products and installation methods are used. However, standard warranty coverage addresses manufacturing defects — not damage caused by external events like falling trees. For storm damage, your homeowner’s insurance is your primary coverage. We are experienced with insurance claims and can assist with that process.

Can I get this warranty if I buy GAF shingles and hire any roofer? No. The System Plus Limited Warranty is an enhanced warranty that requires installation by a GAF Certified, Certified Plus, or Master Elite Contractor. If your installer is not certified, you will receive the standard Shingle & Accessory Limited Warranty with only a 10-year non-prorated period.
