The homeowner called us out after a storm knocked a few shingles loose and exposed how brittle the rest of the roof had become. The existing shingles were the original builder-grade three-tabs from when the house was built — faded, cracking, and well past their expected life. Rather than patch it and wait for the next problem, they decided to go ahead with a full replacement.
We stripped the entire 32-square roof in one day. Underneath we found the decking was actually in decent shape — just two small soft spots near the chimney where water had been getting in around old step flashing. We cut those out, sistered in new plywood, and moved on to laying down synthetic underlayment. We ran ice and water shield through the valleys and along the lower eaves since that side of the house faces north and tends to hold moisture longer in the winter months.
Dillon and the crew laid Timberline HDZ in Charcoal. The homeowner originally wanted Weathered Wood but changed their mind after seeing the Charcoal on a neighbor's house down the street. We swapped out the old box vents for a continuous ridge vent — the attic was running hot in the summer because the box vents just weren't moving enough air. Wrapped up in two days, registered the System Plus warranty with GAF, and did a full nail sweep before we left.
